Undertaking electrical testing and inspection is the best way to understand the age and condition of your wiring. This enables us  to find out how well your electrics are working and whether it is necessary for any safety related improvements to be made.

We adhere to the BS7671 (IEE wiring regulations) standards to make sure that you are on the right side of the law.  You will be notified of our findings with a full inspection report and we will highlight any areas that could be unsafe or that need improvement. We are committed to only making suggestions that are necessary for our clients safety and we will never push you into conducting unnecessary improvements.

Electrical Testing by Professionals

We test all of the fixed wiring within the property, highlighting any defective or potentially dangerous fixtures or fittings. Our electrical systems are also closely tied to the mechanical elements of a property it is necessary for all of our gas and water services to be earthed, this is achieved with the use of a clamp on the gas/ water pipe itself, during the test we will also test the adequacy of the earthing at these points.

The electrical test doesn’t just test the quality of the cabling within the building, we also complete a test on the incoming cable to the property as we need to establish if the cable is adequate at its source.

Types Of Electrical Testing

EICR

EICR( Electrical Installation Condition Report) :

It’s of the utmost importance to have the quality and condition of electrical installations checked regularly. For a dwelling the timeframe between each test is 10 years and for a commercial property 5 years; a let property would come under the commercial property jurisdiction. All of our electricians are competent and trained to complete condition reports to the standards laid out in BS 7671.

After completion of the test a certificate will be issued, if the certificate is deemed to be unsatisfactory a quotation for any necessary remedial work to achieve a satisfactory report will be given; the quotation is not obligatory and no further work will be undertaken until a request is made from the client.

Periodic Testing

A periodic is exactly what it states: a test that should be carried out periodically on all the fixed wiring of your dwelling or commercial property. BS7671 stipulates the period for a dwelling to be 10 years and 5 years for a commercial property. Although there is a time frame in place, you can’t be too careful as poor wiring can potentially be dangerous so if in any doubt be sure to contact a professional. A periodic test has more recently become known as an Electrical Installation Condition report although the procedure has stayed exactly the same.

Landlords

The landlord has a duty to their tenant to provide a home electrically safe, the way to achieve this is to perform an electrical installation condition report every 5 years, or every change of tenancy depending on which comes sooner.
The Landlord and Tenant Act 1985 states that a Landlord is responsible “to keep in repair and proper working order the installations in the dwelling house for the supply of water, gas and electricity….”

If you are seeking to have the wiring tested at your potential new property then we suggest first completing an electrical installation condition report, this will give you a comprehensive insight into the quality of the installation that you are purchasing and allow you to make a better informed decision.
After completion of the test, you will be presented with a list of any defects or deviations from BS7671; with this you can, if you wish have another contractor quote on the remedial works or request Static Electrical to go ahead with the works.

Emergency Lighting

What are the frequencies of testing emergency lighting installations?


BS 5266 :Pt 1 recommends that the following test frequencies are adopted:
Daily Check for correct operation, this is a simple walk round visual check for illuminated neon
indicator lamps by occupiers
Monthly Functionality test not exceeding 25% of rated duration, basic switch off check fluorescent lamp illuminates, switch back on, completed by occupier
Six Monthly Test of at least 1 hour for a 3 hour rated system
Three Yearly Full duration discharge test, performed by competent person
Subsequently After the first 3 years, an annual duration discharge test is required, performed by a competent
person
